Well, it’s “not quite ready” (yet). Between the clutter, the DIY projects you keep postponing, and your real estate dreams, this process can feel a little overwhelming.

But fear not! Whether you’re a real estate pro, like me, or just a homeowner who’s been living in a sea of clutter (no judgment, it happens to the best of us), this guide will help you find the sweet spot between timing, preparation, and the occasional “Why is this so stressful?” moment.   • Downsizing? If maintaining a larger home is no longer practical (hello, stairs and repairs), it might be time to move on. Plus, downsizing may actually be more affordable than you think. Sometimes the emotional attachment to the family home can cloud the financial reality. Consider the pros of a smaller, easier-to-manage space.

5. Good Times to Wait (Because, Honestly, Timing Is Weird)

But hey, just because you’re thinking about selling doesn’t mean you should rush. There are some times when waiting is the smarter play:

  • Rising Interest Rates = Fewer buyers can afford your asking price. If interest rates are high, you might want to hold off. When people can’t afford to buy, you’re going to have a hard time getting the price you want.

Sure, it’s a hassle—but an unkempt home often leads to lower offers. If you can’t fix it, at least price it with room for negotiation.
  • Market Timing = If you’re just trying to play the market (i.e., buying and selling purely for profit), pause. You need a solid plan for your next steps, or you could end up stuck in limbo with no place to go, or worse—stuck paying two mortgages.
